Houses big and small, whether with one heating system or ten heating systems in them almost always turn out to cost more to build than the builders' or new owners' budgets permit. Home builders either consciously or subconsciously know that home buyers concentrate on what they can see in the home they plan to build or buy.
Builders and architects think they know what home buyers want because they spend so much time addressing architectural features. They spend little time talking about the mechanical and electrical systems which will be out of sight and out of mind when the home construction is finished . That is a serious mistake! The mechanical and electrical systems play a large part in the owners' long term comfort and overall satisfaction after purchasing the home and after moving in.
Builders seem to sense that they can reduce costs (cut corners) by removing features and/or reducing the quality of things which will for the most part be unseen when the
home is completed. The mostly out of sight and out of mind items include the mechanical systems which will be providing comfort. These include the heating and cooling systems, the air filtration and air quality systems, the humidity control systems. Other important systems which are largely out of sight and out of mind include the domestic hot water, snow melt systems and much of the various electronic and/or electrical systems.
Today's heating and cooling systems are called "comfort systems" which come in many different degrees of sophistication. It is no longer necessary for homeowners to accept areas of the home which are too hot or too cold. Modern comfort systems can be installed which provide so much comfort in each and every room of your home that you are unaware of your surroundings.
TIP: When buying a home please don't take the comfort systems for granted. In your offer to purchase, if not sooner, ask the builder or seller specific questions which will lead to full disclosure in writing.
Ask which rooms don't heat or cool very well. Ask for documented proof of routine maintenance which has been given to mechanical, plumbing, electrical, radon, and humidity systems. Ask probing questions regarding the quality, comfort and satisfaction you will expect to experience after you move in. This will help with any unforeseen cost that will come up after the deal is closed and you’re living in the home.
